Portuguese Golden Visa Program enables non-EU individuals, along with their dependent family members, to obtain the right to reside in Portugal and the right to travel within the Schengen Zone.

You may benefit from Portuguese Golden Visa Program by means of a real estate purchase with a minimum value of EUR 350,000:

In this investment option; a real estate, located in urban regeneration areas for refurbishing, should be purchased for a total value of EUR 350,000 or above and the investment should be maintained at least for 5 years. The respective real estate may be used for either residential or commercial purposes. Investors may also lease out the properties or prefer to purchase from one of the selected rental guaranteed projects.

Despite the shortage in supply in this option, our 6 different projects located in Porto are the rare ones meeting the necessary criteria of the Program. All projects, located in Porto city center where is protected under UNESCO World Heritage Center, funded by the European Union (EU) and the Portuguese Government, of which the eligibility for Portuguese Golden Visa was approved by the Municipality of Porto, consist of conversion of historical buildings into luxurious residences and hotel complexes.

Investors participating in the projects own their designated units and a shareholding of the entire complexes, and receive up to 8% guaranteed rental income by leasing out their suits to the hotel management.

CITIZENSHIP REQUIREMENTS

Investors who maintain the investment for a period of 5 years have right to apply for Portuguese citizenship and passport along with their dependent family members.

OTHER REQUIREMENTS

Investors and their dependents must have no criminal record.

The minimum stay requirement is only 7 days in the first year and 14 days in the subsequent 2 year periods. It is therefore possible to benefit from this program without becoming tax resident in Portugal.
